Seller Homework

In order to more effectively market your home to potential buyers, please provide our team with as many of the following as possible!  Ideally, we will have all of this information PRIOR to the home going live in the MLS/BLC, and can use it to our advantage from a marketing standpoint.


·         2 KEYS TO THE HOME

·         Any recent improvements?   Receipts or Estimated Values for these.

·         Survey of the lot lines [if available]

·         Floor Plans

·         Title Policy

·         Copy of a paid tax bill

·         Subdivision Deed Restrictions or HOA Documents

·         Utility Costs

o   Electric

o   Sewer/Septic

o   Water

o   Trash

o   Cable / Internet [cost is not as important – just the provider information]

o   Security / Alarm

o   Gas

·         Photos of Exterior during different seasons

·         Brochures /Warranties for Appliances & Major Systems [these will be left inside the home in an easy accessible location. We do not need copies of these.]

·         A list of things you have enjoyed about the property


·         Builders Plans or features list

·         Pages from your contract outlining all of your upgrades and their value


Showing instructions: Any days/times that the home is always available, how much advance notice you need for showings, instructions on who to call for showings and how to confirm appointments, instructions / info for pets and alarms.
